How TitleQuiet Connect Works for Attorneys

What Is TitleQuiet Connect?

TitleQuiet Connect matches property owners and investors — who have received a TitleQuiet title diagnostic — with vetted local attorneys who handle their specific defect type. When a user's TitleQuiet report identifies a cloud that requires legal resolution, the platform recommends attorneys based on geography (county), cloud type specialization, and availability.

There is no fee to apply or join the attorney network. Referrals are based on qualification criteria, not pay-to-play placement. When an attorney accepts a case referral, they pay TitleQuiet a flat lead fee for the technology, marketing, intake, and case tools provided — as described in the Attorney Network Terms. All legal fees are arranged directly between the attorney and the client. TitleQuiet does not process or hold client payments. TitleQuiet also earns subscription and usage revenue from property users.

Qualification Requirements for Network Attorneys

To join the TitleQuiet Connect network, attorneys must meet the following baseline criteria:

  • Active bar license in good standing in the state(s) of practice — verified annually
  • Minimum 3 years of real property litigation experience, with demonstrated quiet title case experience
  • Malpractice insurance coverage at or above state bar minimum requirements (documentation required)
  • Ability to handle matters in the specific county or counties designated
  • Willingness to review and respond to case referrals within 72 hours
  • Commitment to update case status in the TitleQuiet platform at each material milestone
  • Agreement to TitleQuiet's attorney network terms of service

The Referral Workflow

When a TitleQuiet user's diagnostic identifies a cloud requiring an attorney, the following workflow is initiated:

1. User indicates they want an attorney referral within the platform. 2. TitleQuiet's matching algorithm identifies qualified attorneys in the property's county who handle the identified cloud type and who have availability. 3. The user selects from up to three recommended attorneys, each shown with their bio, experience summary, and typical fee range for the identified cloud type. 4. The attorney receives a referral notification with: (a) the user's contact information, (b) a copy of the full TitleQuiet title report, and (c) a summary of the cloud type and severity rating. 5. The attorney reviews the case brief and has 72 hours to accept or decline. Upon acceptance, a flat lead fee is charged to the attorney. The attorney then contacts the client directly to discuss the matter and establish their own engagement agreement and fee arrangement. 6. The case is marked "active" in the TitleQuiet platform upon attorney acceptance, and both parties can track progress through the dashboard.

Platform Integration: Case Status Reporting

Attorneys in the network access a dedicated portal to manage their TitleQuiet-referred cases. At each material case milestone, the attorney updates the platform with a standardized status update:

— Complaint filed: date, docket number — Service completed on all defendants: date, method, copies uploaded — Defaults entered: date(s) — Hearing scheduled: date, courthouse — Judgment entered: date, certified copy uploaded — Judgment recorded: date, instrument number

These updates flow directly to the referring property owner's TitleQuiet dashboard, keeping them informed without requiring the attorney to manage a separate communication channel. The property owner sees their title cure progress on the same platform where they received their initial diagnostic.

Fee and Ethics Considerations

When an attorney accepts a case referral through TitleQuiet, they pay a flat lead fee — not a percentage of legal fees — for technology, marketing, and intake services. This structure is consistent with the Attorney Network Terms and NJ RPC 5.4 analysis summarized there. The network is non-exclusive: attorneys may accept cases from any source, and TitleQuiet does not control legal strategy or professional judgment.

All legal fees, retainers, and engagement terms are set by the attorney and agreed with the client directly. TitleQuiet does not collect, hold, or process client funds or legal fees at any stage. TitleQuiet may display typical fee ranges as a reference (based on aggregated, anonymized data) but that is informational only.

Attorneys are responsible for complying with all applicable rules of professional conduct, including IOLTA (NJ RPC 1.15), referrals, advertising, and conflicts. TitleQuiet does not review or supervise attorneys' legal work.
